You can use equity release to help you release tax-free cash from your home.
You can release either a lump sum or a monthly income. Use our free equity release calculator to help you work out how much you can release.
Using equity release there are various ways you can unlock some of the market value (or equity) in your property. You can use a lifetime mortgage for whatever you wish, so you might want to pay for a holiday, home improvements, a new car .... its entirely up to you.
Lifetime mortgage products are for people over the age of 55 who are homeowners. A lifetime mortgage can help you free up part of the value of your house, without risk to your home and without any repayments if you choose.
Frequently asked questions
Equity can't be released if there's an outstanding mortgage
You can pay off your mortgage with a lifetime mortgage. This can be done either through the equity you release or by another means.
YOU MUST stay in the same property for the rest of your life.
With most lifetime mortgages, you can move home and transfer the loan to the new property providing it meets the lender’s terms and criteria. A partial repayment may be required.
It's not possible to reduce the outstanding debt
Some products give you the option to pay monthly interest. With some products you can make partial repayments without early repayment charges, usually a maximum of 10% of the original loan amount each year.
You'll leave a debt to your family
Providing the terms and conditions are met, no debt is left to your estate and you’ll never owe more than the value of your home once sold upon death or permanently moving into long term care. All plans we recommend feature a ‘No Negative Equity Guarantee’. This means you’ll never owe more than your home is worth once sold, even if this is less than the amount owed.
